READY TO RENT OUT YOUR PROPERTY?
If you are currently under a leasing contract, you will need to terminate their services according to your agreement with them.
FEES
¿ NO UPFRONT FEES
¿ Ten percent (10%) Management Fee on all residential properties (applies ONLY when rented).
¿ Five hundred dollars ($500) from the first month’s rent. This pays the Finders Fee for the Tenant’s agent, advertising for the property, signage, set-up and leasing fee.
ADVERTISING
We find our tenants through many sources – referrals from neighbors, people
searching the internet, sign calls, people using a real estate agent and many
people call on our ads for other properties.
We do a lot of advertising everyday.
We have a dedicated team member advertising your property everyday. We get many calls everyday from prospective
tenants. Your property will be advertised
on www.RentBalloon.com, www.ChadAndrew.com, www.AdvantageAgents.com, www.remax.com, www.realtor.com, GOOGLE.com, Craigslist, and
many others.
PETS
The majority of renters have pets. We prefer advertising “pets are negotiable” so that prospective tenants will tell us about
the pets when they apply instead of trying to sneak them in later. When we present the tenants to you for your
approval, we will also tell you about the pet. Each pet will require an additional three
hundred dollar ($300) deposit. If damage
exceeding the pet deposit occurs, we will hold funds from security deposits. You are NOT REQUIRED to accept pets, this is
completely your decision and we will do our best to meet your requests.
SCREENING TENANTS
To obtain the best tenant we can, we screen applicants based on credit,
employment/income, criminal background and rental history. We are a fair housing advocate and DO NOT
discriminate against any applicant or tenant based on race, creed, color,
religion, national origin, handicap or family status.
THE LEASE
RE/MAX Advantage uses the lease/rental agreement provided by the Greater Las Vegas Association of REALTORS. We prefer securing a one-year lease. Tenants are invited to our office to sign the lease. We review the terms of the lease to eliminate confusion regarding the contract. Starting off on the right foot helps us to begin a good landlord tenant relationship.
HOW MUCH WILL MY HOUSE RENT FOR?
We will provide a comparable market analysis for your property. Factoring location, condition, size and amenities we can establish a fair market rental price for your property.
SECURITY DEPOSITS
We require a security deposit in the form of certified funds before a property
can be taken off the market. Security
deposits are twenty-five dollars ($25) more than one month’s rent and are held
in a Trust Account. Additional deposits
may be required. Proper
notice and completion of the lease term are a must to receive any security
deposit refund. Complete cleaning,
including having the carpets professionally cleaned, are a required minimum to
prevent deductions from deposits.
COLLECTING RENTS
Rents are due on the 1st day of each and every month. Because social security and state checks are
not received by tenants until the 3rd, we allow a grace period until the 5th. Eviction notices commence on the 10th of the
month. After the eviction process has
begun rents must be paid with certified funds, no personal checks are accepted.
Tenant is charged for eviction fees.
TENANT RETENTION
One of the most challenging jobs as a manager is not managing the property, but
managing the residents. Good tenants are the key element to any successful
rental property investment. Friendly
staff, availability and quick response to questions and maintenance request
will satisfy a resident more than anything else we can do for them. We ask our owners cooperation regarding tenant
services whenever possible.
MAINTENANCE
We understand your need as a landlord to be kept informed of your property’s
condition. We try to contact you per
your instructions, and as to what you want to be informed. Many of our owners have Home Warranties to
cover the investments. A copy of the
Home Warranty or pertinent information regarding the policy and company to
contact must be in our files. Prompt
attention to maintenance items keeps tenants happy and prevents minor problems
from turning into high dollar repairs later.
INSURANCE
We require you to maintain a "Landlord Insurance Policy”. This coverage will protect you, the property and us against a wide range of losses caused by unintentional hazard or unsafe conditions on your property. You will need to “add RE/MAX Advantage as additional insured” (shouldn’t require additional fees) Your recommended coverage should be at least $500,000.00.
INSPECTIONS
Property inspections are completed at move-in and move-out for each
tenant. In addition, we will drive-by
the property for exterior inspections during the term of the rental agreement. We have a complete interior inspection done
each and every year during the term of the lease. If desired, we will do
inspections. Inspections may also be
done on request.
